the available units are for type A only.
type B and C are sold out before the completion.
some of the units available are already with tenancy.
but i picked the one without tenancy.
price for the type A: 229k - 23xk
discount : 5% = 11.5k - for the unit without tenancy. so, I need to prepare the deposit of the remaining 5%.
but for units with tenancy, the discount is only 3%
it is good for owners who do not have time to find a tenant.
maintenace for the type A is rm150 which translate to 20 cents per sqft.

why still got available developer unit?
it is because kopraha planned to buy 50 units of the type A, but then they only managed to buy 25 units. the others are canceled.
so, the developer need to resell the remaining units.
the prospective tenants here are foreigner students from MMU and lim kok wing university.
mostly from mmu and are iranians.
iranians love to stay here because they want to stay away from south africans who can be found anywhere at cyberia crescent.
and i prefer iranians too..
They are also professionals working at cyberjaya who will rent there.
for 3 bedroom unit, the rental for unfurnished room start from rm1300.
for fully furnish, it starts from rm1800.
on the day i place the booking, there are around 5 Iranian students come to the developer office.
they want to register tenancy for the available units.
so, i found that the are no problem at all in getting a tenant.. either from the ready tenancy or promoting by self.
now, i am looking for a loan.
will contact few banks, but i prefer two banks because of the package.
look whether i successfully get the approval.

there are buyer get buyer scheme whereby the buyer referring the new buyer will get rm1k.

mazni, if this project is successful, may be we do not only look on serious cooperation on the next real estate projects but may look into opening a partnership legal firm one day..
